Landlord Fees

Set up Fee - 50% of 1 Months’ Rent - subject to property valuation
>Agree the market rent and find a tenant in accordance with the landlord guidelines
>Advise on refurbishment
>Provide guidance on compliance with statutory provisions and letting consents
>Carry out accompanied viewings (as appropriate)
>Market the property and advertise on relevant portals
>Erect board outside property in accordance with Town and Country planning Act 1990

Tenant Find Only - 75% of 1 Months’ rent – subject to property valuation 
>Collect and remit initial deposit and months’ rent received (months’ rent not applicable to student properties)
>Agree collection of any shortfall and payment method
>Provide tenant with method of payment
>Deduct any pre-tenancy invoices
>Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
>Advise on non-resident tax status and HMRC (if relevant)

Fully Managed Service - 10% – subject to property valuation
>Collect and remit initial months’ rent received
>Agree collection of any shortfall and payment method
>Provide tenant with method of payment
>Deduct any pre-tenancy invoices
>Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
>Advise on non-resident tax status and HMRC (if relevant)
>Registration of deposits with DEPOSIT PROTECTION SERVICE
>Rent Collection
>Check in/out appointments
>Regular Property Inspections (Every Six Months)
>Full access to maintenance service
>Handling deposit disputes
>Serving appropriate legal notices
>Re-advertising the property

Additional Fees
Inventory Fee – £80 (inc VAT) for a 1-3 bedroom property and for every bedroom thereafter an additional £20 will be payable, dependent on the number of bedrooms and/or size of the property and outbuildings    

Arrangement Fee for works/refurbishment – 15% of net costs
>Arranging access and assessing costs with contractor
>Ensuring work has been carried out in accordance with the specification of works

Renewal Fee (Landlords Share) – £50
>Contract negotiation, amending and updating terms and arranging a further tenancy and agreement
>Review rent in accordance with current prevailing market condition and advise the landlord
>Negotiate with tenant 
>Direct tenant to make payment change as appropriate
>Update the tenancy agreement 
>Serve Section 13 Notice if tenancy is on a rolling monthly basis

Fee in case of early termination of Fully Managed Service – £1,000 FIXED PRICE.

Court Attendance – £30 per hour
